
Costa Blanca stretches across Alicante Province from Dénia to Pilar de la Horadada, but its property markets differ sharply. The north has more hillside development and a stronger villa segment; Alicante and its metropolitan area are apartment-led and transport-oriented; the south has larger urbanizations, golf communities and more contemporary low-rise projects.
For buyers, the key differences lie in property type, micro-location and the balance between established resale stock and newer development.
Costa Blanca North
Northern Costa Blanca has stronger relief, smaller coves and a high share of low-rise housing. Villas are prominent around Jávea, Altea and La Nucía, while Calpe and Benidorm have deeper apartment markets.
Dénia
Dénia has three distinctive property segments. The centre is primarily an apartment market close to shops, services and the historic core. Les Marines and the northern coastline add beach apartments, townhouses and detached homes, while Montgó has more villas on larger or elevated plots.
The city is self-contained, with schools, healthcare and a ferry port connecting the mainland with the Balearic Islands. Its coastline supports urban, beach and detached housing within one municipality.
Jávea
Jávea has a strong villa-led structure. The Old Town, port and Arenal contain most apartment stock, while Tosalet, Cap Martí, Balcón al Mar, Costa Nova, Montgó and other residential areas are dominated by detached homes.
Resale villas form a substantial part of the market, varying in plot size, orientation, sea view and renovation level. New-build villas are available, but large apartment projects do not define the market.
Calpe
Calpe is considerably more apartment-led. Stock is concentrated around Calpe Pueblo, Arenal-Bol and La Fossa, where established apartment buildings sit alongside newer mid- and high-rise projects. The Peñón de Ifach separates the main beachfront zones and anchors the compact coastline.
Villas are more common in lower-density areas such as Cometa-Carrió and Canuta, creating a split between the apartment-heavy coastal core and outer villa areas.
Altea
Altea divides into an urban apartment market around the historic town and a higher-value hillside market in Sierra de Altea, Altea Hills and nearby elevated areas. Villas become more prominent uphill, although premium apartments and penthouses also form part of this segment.
The municipality also includes established marinas such as the Port of Altea and Marina Greenwich, adding another distinct coastal residential setting.
Benidorm
Benidorm has the Costa Blanca’s clearest high-rise apartment market. Levante has a large established tower stock, while Poniente combines older buildings with newer residential high-rises.
Dense urban infrastructure places services within walking distance of many developments; villas remain secondary.

Finestrat
Finestrat is strongly new-build oriented. The main international-buyer market is concentrated in Balcón de Finestrat and Sierra Cortina, where planned developments combine apartments, townhouses and detached villas.
Apartment projects commonly include pools and landscaped grounds, while villas usually add private plots and pools. Elevated sites often overlook the sea or Benidorm skyline, while the historic inland town forms a separate property segment.
La Nucía
La Nucía is primarily an established low-rise housing market. Detached villas and houses across mature residential neighbourhoods make up a large share of supply, while apartments are less central than in Benidorm or Calpe.
Major sports facilities and international education, including the Ciutat Esportiva Camilo Cano and Colegio Vallemar, support the region’s year-round family profile.
Alicante and Central Costa Blanca
Central Costa Blanca is shaped by Alicante, Alicante-Elche Airport and the metropolitan transport network. Apartments dominate, but their format changes considerably between the city centre, beach regions and planned residential areas.
Alicante City
Alicante has the broadest urban market in this selection. The centre and Ensanche are dominated by established apartment buildings, newer areas provide more recent complexes, and Cabo de las Huertas forms a higher-value coastal segment.
Universities, hospitals, offices, the railway station and airport connections support a full city market with demand extending beyond holiday use.

Playa de San Juan
Playa de San Juan is apartment-led, but its stock differs markedly from central Alicante. Its long beach is backed by large residential complexes with pools, gardens, sports facilities, parking and family-sized layouts.
The region combines established urbanizations with newer PAU-area housing, while direct public transport connects the area with central Alicante.
El Campello
El Campello has an apartment-led centre and seafront, with a marina and established local services. Muchavista contains a larger stock of beachside residential complexes, while villas and lower-density housing become more common farther out.
The market divides into town apartments, Muchavista complexes and detached housing farther out. Direct rail transport access maintains close links with Alicante.
Santa Pola
Santa Pola is mainly an established apartment market. The compact centre, port, Gran Playa and other coastal neighbourhoods contain substantial resale stock, with newer developments inserted into the existing urban fabric.
The port remains active in the town’s fishing and maritime economy. Short road access to Alicante-Elche Airport is a major practical advantage.
Gran Alacant
Gran Alacant has a different structure despite belonging to the Santa Pola municipality. It occupies elevated ground around Cabo de Santa Pola and consists largely of separate residential urbanizations.
Apartments, townhouses, semi-detached homes, bungalows and villas are grouped into planned clusters, with shopping and services distributed within the wider area.
Costa Blanca South
Southern Costa Blanca has flatter terrain, larger urbanizations and more golf-linked development. Resale apartments remain important, but many locations also contain substantial contemporary low-rise housing.
Guardamar del Segura
Guardamar has an established apartment market in its compact centre and streets near the beach. Newer development-led supply is more visible outside the traditional urban core, particularly around sectors such as El Raso.
Its long sandy coastline is backed by dunes and pine forest, limiting continuous development along parts of the seafront. The market separates into established town-and-beach apartments and newer developments farther out.
Torrevieja
Torrevieja offers several distinct property markets. The centre and Playa del Cura are dominated by dense urban apartments, much of them resale, while La Mata is more beach-oriented.
Aguas Nuevas contains more recent residential complexes; Los Balcones and Los Altos add villas, townhouses and lower-density housing; La Hoya is a major new-build expansion area.

Ciudad Quesada
Ciudad Quesada is a large low-rise urbanization rather than a traditional coastal town. Detached villas and townhouses dominate, with La Marquesa Golf and Doña Pepa forming important residential clusters.
Established resale villas account for much of the buyer-facing supply, while newer development appears in smaller groups. The wider urbanization has its own commercial centre, supermarkets, restaurants and everyday services, while Guardamar’s beaches are reached by car.
Orihuela Costa
Orihuela Costa must be compared at micro-area level. La Zenia combines beach access with major retail; Playa Flamenca has a strong apartment and residential-complex market; Cabo Roig and Campoamor contain more detached villas, larger homes and higher-value coastal property.
Villamartín has a different structure, centred on golf and surrounding apartments, townhouses and villas.
Pilar de la Horadada
Pilar de la Horadada combines two property markets. The inland town has conventional urban housing around schools, shops and everyday services, with a strong permanent-residence profile.
Torre de la Horadada and Mil Palmeras form the coastal segment, with low-rise apartments, townhouses and villas. Contemporary development is more concentrated in these coastal districts, creating a clear choice between established town housing and newer beach-oriented stock.
