Foreign Buyers Reach a Record Share of Spain’s Property Market
More than 26,800 homes in Spain were purchased by foreign buyers in Q2 2026, representing 15.98% of all registered home sales. This was the highest share recorded by Spain’s College of Registrars (Colegio de Registradores).
In Q2 2025, foreign buyers accounted for 14.10% of purchases. One year later, their share had increased by 1.88 percentage points.
The figures are based on completed purchases recorded in Spain’s Property Registries. Buyers are classified by nationality, not by tax residence, so a foreign buyer may also be a resident of Spain.
Alicante has the highest foreign-buyer share in Spain
Foreign buyers accounted for 31.03% of home purchases across the Valencian Community in Q2 2026. In Alicante Province, the share was considerably higher at 46.43%.
Alicante recorded 12,298 home purchases during the quarter. Based on the reported foreign-buyer share, around 5,710 of these purchases involved foreign nationals.
The year-on-year comparison gives useful context: in Q2 2025, foreign buyers represented 43.30% of Alicante property purchases, and by Q2 2026, their share had risen to 46.43%.

What the Figures Mean for the Costa Blanca Property Market
Nearly half of registered home purchases in Alicante Province involve foreign buyers — about 2.9 times the national share.
A high foreign-buyer share indicates strong international demand, but it does not by itself mean that every property is correctly priced or easy to resell.
However, the 46.43% figure does not apply equally to every Costa Blanca town or property type. Alicante Province includes large cities, coastal resorts, residential towns, new-build areas and villa markets, each with a different mix of local and international buyers.
The same applies to different price ranges and property types. A new-build apartment in a coastal resort may attract a very different buyer profile from a resale apartment in a city or a detached villa inland.
For buyers, province-level statistics are best used as a general market indicator. Choosing a specific property requires a closer look at the municipality, neighbourhood, asking price, comparable properties and current local supply.
