Antalya’s housing market
Antalya brings together Mediterranean beaches, historic neighbourhoods and the everyday life of a large coastal city. As one of Turkey’s best-known coastal regions, it attracts people looking for a home as well as somewhere to spend their holidays.
That variety is reflected in the housing market. A central apartment, an older house and a villa in a resort town offer quite different experiences, even within the same province.
Whether a purchase makes a good investment comes down to the home itself and what you want from it. A place you will enjoy using and a property bought mainly for rental income need different calculations.
What draws buyers to the region?
For many buyers, the attraction starts with life by the sea. The financial side matters too, but it makes more sense once you have decided where and how you want to live.
A place that suits your lifestyle: Some people want shops and restaurants on their doorstep; others prefer more space and a quieter setting. Antalya’s mix of city neighbourhoods and smaller coastal towns leaves room for both.
Belek is known for golf, while Side and Kemer offer a resort atmosphere. Kalkan has a distinct villa market. Antalya’s centre suits those who want city amenities, and Alanya has a long-established international community.
The distance between a home and the places you use every day can matter as much as its sea view. Visiting the area gives a better sense of the roads, local transport and atmosphere than a map alone.
Selling in the future: Interest from both Turkish and overseas buyers can widen the market for a home. Even so, a realistic asking price, the property’s condition and its paperwork all influence how easily a sale comes together.

More than one way to buy: There are newly built homes, furnished resale properties and residences with more extensive facilities. Each comes with a different balance of purchase price, convenience and ongoing expense.
The local market also changes from one coastal town to the next. If you plan to borrow, a discussion with a lender early on will help establish a budget based on financing actually available to you.
At a viewing, it is worth looking beyond the design. The quality of the building, the way shared areas are maintained and the regular charges all become part of owning the home.
Getting around: Antalya Airport’s expanded terminal areas opened in April 2025. For owners who travel regularly, air connections are part of the region’s practical appeal.
Closer to home, roads and public transport shape daily routines. Further tram development is included in the city’s plans, although planned railway connections should be distinguished from services already running.
Konyaaltı illustrates how the surroundings can influence a choice: proximity to the beach and pedestrian areas may be more useful to an owner than an impressive feature inside the building.
Future developments can add interest to an area, but announcements about marinas, rail links, cruise facilities or film studios are not the same as completed amenities. The purchase needs to work on the strength of the location as it is.
When a home is also an investment
Antalya offers several ways to combine a home with an investment. The useful question is not simply whether the region is popular, but whether the price, likely expenses and intended use make sense for the particular property.

What affects the investment?
- Tourism: Holiday visitors can create a market for short stays. Demand varies through the year, and any rental plans need to fit the permissions that apply to the home.
- Location: Access to the beach, shops and transport contributes to everyday convenience and can also matter to tenants or a future buyer.
- Local services: Existing roads and amenities are easier to assess than future schemes. What matters is the difference they make to the neighbourhood around the property.
- Income after expenses: The useful figure is what remains after empty periods, maintenance, management and other ownership costs. Neither rental returns nor future value growth is guaranteed.
Choosing the right kind of property
- Buying before completion: An off-plan purchase may offer a choice of layout or staged payments. Much depends on the developer and the contract, including delivery terms; an early purchase does not automatically mean a lower price or a profit at completion.
- Apartments: An apartment can be a straightforward city home or part of a residence with a pool, gym or security. Shared facilities can be convenient, but their upkeep adds to the regular costs.
- Villas and holiday homes: If outdoor space and privacy are priorities, a villa may be a better fit. The setting still makes a difference: a sea view, access to the beach and proximity to shops are separate features.
- Business premises: A hotel or shop needs to make sense as a business as well as a property. The lease, permitted use, operating costs and local customer base matter more than tourism alone.
- Land: Buying a plot is a different proposition from buying a finished home. Its potential depends on ownership, planning rules, permitted construction, access and utilities.

Find a home that suits your plans
A home for regular holidays may be very different from one you would choose for a permanent move or for tenants. Knowing your priority makes it easier to focus the search.
