The Turkish Statistical Institute (TUIK) has published its report on real estate sales statistics for 2024.
A Total of 1,478,025 Properties Sold in Turkey in 2024
In 2024, 1,478,025 residential properties were sold in Turkey, reflecting a 20.6% increase compared to 2023. Istanbul recorded the highest number of sales with 239,213 properties. Ankara and Izmir followed with 134,046 and 80,398 sales, respectively. The lowest sales figures were reported in Ardahan, Hakkari, and Bayburt.
212,637 Properties Sold in December 2024
In December 2024, 212,637 properties were sold, a 53.4% increase from December 2023.
Mortgage Property Sales in 2024 Reached 158,486
Mortgage-financed property sales in December increased by 285.3% to 23,277. For the entire year, mortgage sales amounted to 158,486, a decrease of 10.8% from the previous year. Mortgage transactions represented 10.9% of December’s total sales and 10.7% of the total sales for 2024.
1,319,539 Properties Sold Through Other Sales Types in 2024
Across Turkey, sales through other types of transactions increased by 42.9% in December compared to the same month in the previous year, reaching 189,360. In 2024, the total number of homes sold through these transactions rose by 25.9% compared to the previous year, amounting to 1,319,539.
484,461 New Homes Sold in 2024
New home sales in December increased by 49.5% compared to the same month in the previous year, reaching 76,629. Throughout 2024, new home sales rose by 27.6% compared to last year, totaling 484,461. The share of new home sales within total property transactions was 36.0% in December and 32.8% for the year.
Resale Home Sales Total 993,564 in 2024
Resale transactions totaled 136,008 in December 2024, a 55.7% increase compared to the same month in 2023. For the year, 993,564 resale properties were sold, a 17.4% rise compared to the previous year.
23,781 Properties Sold to Foreigners in 2024
Property sales to foreigners in 2024 amounted to 23,781, a 32.1% decrease from 2023. Istanbul led with 8,416 sales, followed by Antalya and Mersin. In December 2024, 2,418 properties were sold to foreigners.
The Highest Number of Property Sales by Nationality Was to Russian Citizens
Russian nationals were the largest group of foreign buyers in 2024, purchasing 4,867 homes. They were followed by Iranian (2,166 sales) and Ukranian citizens (1,631 sales). In December 2024, Russians bought 438 properties.
